
Lakeside Point Apartment Nr. 11, a Condominium, is located in Lake Worth Beach, Florida, just south of West Palm Beach. We are an “over-55” community, and our residents enjoy the nearby beaches and wildlife areas, as well as the more relaxed atmosphere of retired living. Our building has 62 residential units. Owners have access to a clubhouse and swimming pool facility, through a long-term-lease (included in our governing documents). Access to this facility is shared with ten other, smaller condo buildings in the Lakeside Point Gardens community (each of the other buildings has about 20 residential units).
Our concrete-and-steel building was constructed, and our condominium association was formed, in 1968. We have 62 units, residential only, ranging in size from 1 bedroom/1 bath to 2 bedrooms/2 baths, with 15 units on each of four floors. 2 of the units are larger “penthouse” units on the fifth floor, with additional roof patio space. Units on each floor are accessed from open walkways.
Parking is provided for 62 units and 6 guests; so, vehicles are limited to one per unit. We have a small bicycle storage facility, and a car wash area. Laundry rooms are provided on each floor, with a coin-operated washer and dryer shared by 15 units. There are two elevators. Mailboxes are located inside the lobby.
Ownership of a unit is limited to at least one person who is 55 or older. There are additional age restrictions for residency, as contained in the governing documents. We are not intended to be a rental community; our governing documents state that units “shall be occupied as a single-family private dwelling by the owner.” Short-term leasing of a unit might be approved by the Association in certain circumstances, but such approvals are limited in number.
Our condominium association is self-managed; we have no contract with a property management company, Financial matters are handled by a qualified bookkeeper.
